PATH Ventures and A Community of Friends (ACOF) are collaborating to develop the Villas at Gower, a permanent supportive housing development on a 35,845 sq. ft. site located on the east side of Gower Street, north of Hollywood Boulevard in Hollywood, California. The new 70-unit building will be home to people who are homeless or at-risk of homelessness, and to homeless individuals and families in which at least one adult has a disability. All units will target residents earning less than 35 percent of the area median income (AMI).

PATH Ventures and ACOF have worked closely with Killefer Flammang Architects (KFA) to ensure that the Villas at Gower will create a sense of home for the families who will reside in the building. The project developers and design team worked with the Community Redevelopment Agency of Los Angeles, as well as community groups in Hollywood, to further ensure that the project met community goals for housing and design.

The Villas at Gower are composed of 69 affordable housing units—13 studio units, 35 one-bedroom units and 22 two-bedroom units—and one manager’s unit. The studio units are approximately 400 square feet, the one-bedroom units are approximately 550 square feet and the two-bedroom units are approximately 880 square feet. Each unit has its own private bathroom and kitchen. Each kitchen includes a double sink, a refrigerator and a drop-in range/oven combination. Upper and lower cabinetry provides ample storage. The unit interiors are designed to maximize space while providing privacy. Each floor of the building will have its own laundry room.

A large courtyard creates a community gathering space adjacent to a gallery and meeting rooms, with views through to the street beyond to create a connection to the neighborhood. Roof-mounted solar panels will accommodate the hot water requirements for the entire building. The project is designed to meet LEED Silver certification, which complies with the standards set forth in the CRA/LA’s Healthy Neighborhoods Policy – Building Green and Sustainable Communities.

This building is designed to provide a protective environment for tenants in which they can live and learn new skills while reentering society. The project responds to the unique needs of people who are disabled, homeless or at-risk by providing intensive case management and connecting them to the full range of support services they need to gain increased independence and remain stably housed. These services include: linkages to health and dental care, mental health care, after-school tutoring, employment & educational services, life skills workshops and more.

PATH Ventures will be the lead service provider at the Villas at Gower, providing: management and service coordination; volunteer coordination; community building, social and recreational activities; outreach and engagement of tenants; assistance with independent living skills; linkages to employment and educational services, health care, dental care, substance abuse recovery services and mental health services; and coordination of self-help groups. Services will be designed around the anticipated needs of residents, and will be continually re-developed to reflect the changing needs of the people we serve.

The Villas at Gower broke ground in April 2010 and is slated for completion in October 2011 with 100% lease-up expected by December 2011.
