NoHo Senior Villas is a senior permanent supportive housing project located in the heart of the NoHo Arts District and redevelopment area in North Hollywood. The project required the acquisition of three adjacent lots located on Klump Avenue between Cumpston Street and Burbank Boulevard. The site will be redeveloped into a new five-story, LEED Silver certified apartment building. The building will provide 48 one-bedroom units and one two-bedroom manager’s unit.

The property will provide permanent housing to seniors age 55 and older whose incomes range from 25  to 60 percent of the AMI, with 30 units reserved for seniors who are homeless and mentally ill at the time they enter housing.

The building will feature a landscaped courtyard, a roof deck and a laundry room. The ground floor will contain management and leasing offices, a 600-square-foot community room, an examination room and offices for on-site mental health and social service personnel.

NoHo Senior Villas is being jointly developed by PATH Ventures and Clifford Beers Housing. PATH Ventures will coordinate the provision of the social services to tenants while San Fernando Valley Mental Health will provide the mental health services. In addition, Northeast Valley Health Corporation (NEVHC), a federally qualified health center (FQHC) will provide on-site health services.  An on-site service coordinator and a case manager will work to coordinate a variety of on-site activities for residents through partnerships with area non-profit agencies, faith communities and public agencies. CLARE Foundation will provide on-site outreach and assessment of tenants, individual and group counseling sessions as well as Alcohol Anonymous, Narcotics Anonymous and other self help group meetings. Tasteful Adventures will offer workshops in health, nutrition, cooking, and modification of recipes to the tenants at NoHo Senior Villas.

The project is financed through multiple funding sources including: Mental Health Services Act, Los Angeles Housing Department Permanent Supportive Housing Trust Fund, California Department of Housing and Community Development, low-income housing tax credits through an allocation of tax credits from the California Tax Credit Allocation Committee, Raymond James Tax Credit Fund, Inc., Federal Home Loan Bank of San Francisco Affordable Housing Program, and Citi Bank.

NoHo Senior Villas is designed by Killefer Flammang Architects, broke ground in June 2011 and will be completed in June 2012.
